(Apple Valley)– As part of the Town Council’s ongoing efforts to make the Town Development Code more business-friendly, the Council approved several new amendments recently.
Led by newly appointed Mayor Scott Nassif, the Council amended the types of fencing materials used for screening storage areas in commercial and industrial areas. The amendment restricts the use of chain link when viewed from the public right-of-way and approved vinyl and solid metal as appropriate materials. The amendment also expands the use of cargo containers from the current Village Commercial (C-V) zone to the Service Commercial (C-S) zone only in The Village.
“The Development Code currently allows for the use of cargo containers in The Village Business District,” said Mayor Nassif. “This will expand that zone within The Village providing more options for property owners.”
A second amendment was adopted in response to a 2018 zoning change that that switched 356 Medium Density Residential parcels to a Single Family Residential zone. The new amendment will allow these multi-family structures affected by the change to be rebuilt in the event of a fire or other damaging event.
“The initial zone change was necessary as these parcels were financially unfeasible to develop with multi-family units based on their distance to sewer infrastructure,” said Town Manager Doug Robertson. “This new amendment to the Town’s Development Code will continue future growth of our community by allowing these existing structures to be rebuilt under their new classification. It’s the right thing to do.”
To allow sufficient opportunity for public comment, changes to the development code require two public hearings before the Town Council. The first reading, or hearing, occurred on Dec. 10 and the second occurred on Jan. 14. The amendments will go into effect on Feb. 13, 2020.
